Things to Keep in Mind:

  • There are 11 different Zoning Districts in Fairview Township. Please call the Township Planning and Zoning Office with any questions pertaining to specific Zoning Districts.
     
  • Although there are situations when a Zoning or Building Permit is not required, be safe and assume you need a Zoning and Building Permit for all construction. Contact the Fairview Township Planning and Zoning Office for clarification regarding your specific project and situation. 
     
  • Accessory buildings under 145 square feet in size do not require a Zoning Permit. However, accessory buildings must maintain the proper side and rear yard building setbacks.
     
  • Fences under 6.5 feet in height do not require a Zoning Permit. However, any fence over six feet in height will require a Building Permit under the Pennsylvania Uniform Construction Code. Fences located in a front yard building setback area shall not exceed four feet in height. 
     
  • All pools with a holding capacity of 36 inches or more of water in depth require a Zoning Permit. Also, all pools with a holding capacity of 24 inches or more of water in depth require a Building Permit under the Pennsylvania Uniform Construction Code. These pools may require an impassible barrier which is legislated by the Pennsylvania Uniform Construction Code.
     
  • All decks over 32 square feet in size require a Zoning Permit. Also, all covered decks and all uncovered decks 30 inches or greater above ground level require a Building Permit under the Pennsylvania Uniform Construction Code. 
     
  • Clear Sight Triangles need to be maintained by restricting plant sizes to a height of three feet or less at street corners for pedestrian and vehicular traffic safety.
     
  • Only 200 square feet of outside storage area is permitted in Residential Zoning Districts.
